Our Fees

Levels of Service Offered

Let Only 12% of Rent (Inc VAT)

Includes:

  • Find a tenant
  • Carry out accompanied viewings
  • Market the property and advertise on relevant portals
  • Collection of initial monies from the tenant and completion of standing order mandate(where appropriate) for rent to be paid to Landlords account.
  • To obtain references and credit checks the company deem necessary

Please Note: All Fees Calculated on the Rental Tenancy Period

If the tenancy is 12 months and the rent is £1000 per month, the fee calculated shall be 12% of the annual rent, so the fee will be £1440 Minimum Commission charge is £1400 (inc VAT).

Rent Collection: 14.4% of rent (Inc VAT)

Includes:

  • To undertake all the services provided under the Letting only service
  • Demand and collect rents from the tenants.
  • Remit the monthly rent ( less any commission and deductions where applicable)
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Account to HMRC for any tax for overseas / Non resident Landlords
  • Full arrears chasing service
  • Ensure the landlord complies with their statutory obligations

Please Note: All Fees Calculated on the Rental Tenancy Period

If the tenancy is 12 months and the rent is £1000 per month, the fee calculated shall be 14.4% of the annual rent, so the fee will be £1728 Minimum Commission charge is £1560 (inc VAT).

Full Management: 16.8% of rent (Inc VAT)

Includes:

  • To undertake all the services provided under the Letting only service & Rent collection service
  • So that landlord can meet their statutory repair obligations the company
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Hold tenants deposit on behalf of landlord for non UK resident Landlords only.

Please Note: All Fees Calculated on the Rental Tenancy Period

If the tenancy is 12 months and the rent is £1000 per month, the fee calculated shall be 16.8% of the annual rent, so the fee will be £2016.

Minimum Commission charge is £1800 (inc VAT).

Additional Non-Optional Fees and Charges (Irrespective of Level of Service)

Renewal Fee (Landlords share) - Initial fee payable will be reduced by 1% as per the terms of business (e.g where the initial fee was 16.8% Including VAT for the full managed service this will be reduced to 15.8% including VAT)

  • Contract negotiation including rent review and arranging paperwork for the new renewal period.

Tenancy Agreement Fee (Landlord's Share): £180 (inc VAT)

  • Draw up the Tenancy Agreement and issue the relevant paperwork.

Inventory / Check in/out fee (Landlords share £240 (inc VAT)

  • Agree with tenant date and appointment and instruct Inventory provider to attend.
  • Negotiate with Landlord and tenant any disbursement of the security deposit (Managed service)

Additional Fees and Charges

Deposit Registration Fee: £90(inc VAT)

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Arrangement Fee for Works & Repairs (Managed service only) 12% (Inc VAT) or £24 (Inc VAT) whichever is greater

  • Initial visit and arranging access for property with contractor via the tenants or with keys.
  • Obtaining quotations/ estimates.
  • Ensuring work has been carried out in accordance with the specification of works
  • Court Attendance £240 (inc VAT) per hour
  • Arranging Energy Performance Certificate £120 (inc VAT)
  • Arranging Gas Safety check (Letting Service) £120 (inc VAT)
  • Arranging Electrical Safety check (Letting Service) £120 (inc VAT)
  • Legionella Risk Assessment £120 (inc VAT) for the provision of the certificate and risk assessment
