Our Fees

Before you move in

Set up fee (per property). This fee is equal to the weekly rent in total. For example if the weekly rent is £400 then the set up fee will be £400 (Inc VAT)

  • Referencing the whole party including guarantors (identity, immigration and visa confirmation obtained)
  • Financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability
  • Contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Please Note: Initial Holding fee of £500. This is not a deposit but a holding fee held against our expenses in processing your application. Please be aware that if you make an offer and later withdraw from this, then you may lose all or some of the above. Should everything proceed the £500 will be offset against the balance of move in monies. the balance of move in monies is made up of the security deposit, a months rent in advance and the tenancy set up fee.

Tenants will be required to pay one month's rent in advance and a 6 week deposit prior to moving in. The deposit amount and rent paid in advance is subject to change.

Renewal Fee (tenant’s share) £60 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Ending your Tenancy:

Check out Fee (tenant’s share) £240 (inc VAT)

  • Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee £48 (inc VAT) per reference request

  • Collating information and preparing a reference for a future landlord or letting agent

Other Fees and Charges

Replacement Tenant / Tenancy Fee £300 (inc VAT) per tenant. Payable at the point of each replacement and subject to the Landlords consent.

  • Referencing the incoming tenant including guarantors (identity, immigration and visa confirmation obtained)
  • Financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability
  • Contract negotiation (amending and agreeing terms), preparing surrender document for outgoing tenant and new tenancy agreement

Unpaid Rent / Late Payments £36 Inc VAT and then £24 Inc VAT for every further letter written whilst the rent remains in arrears

  • Preparing letter and hand delivery.
